Probably my wife more so than me. But I don't know much as far as life of an air conditioning unit and other things that may need to be replaced soon after we move in is all. I lived in the same house for over 20 years with my parents and there weren't many things that ever needed replacing bu t I know the big ones that did were very expensive. Just trying to know what to expect, what kind of money to have on hand for such repairs is all.
You could negotiate a home warranty.

I remember reading this and wasn't necessarily sure about the motherfucking ants. However, I now know the pain. After moving into my new house and within 14 days of taking possession, I've found out that I have carpenter ants in one part of the house. Exterminator comes tomorrow, but I bet they've been eating on my dime for the past month or so. Inspector didn't notice it, only one dead ant during our inspection. Since then, they've been dying and eating and fighting and been a regular whore house in part of my wall. Exterminator comes tomorrow. I spoke with my real estate lawyer and basically unless I have some evidence that the flipper knew, I can't do shit.

I looked into purchasing home shield or whatever - its not bad 25-35 a month... but has some crazy limits on HVAC total payout, like 1500+ deductible for each call...

I used home warranty twice and it was a 50 deductible each time and prob got 800 worth of work. I think the policy was about 400 a year. If you have a troublesome unit I'd sign up for it. Sometimes they're shysters but it worked out fine.

Grrrrr. Sellers have requested we move the closing date back to Sept 7th as it took them a long time to find a new place and they can't get into that before Labor Day. They also asked if we wanted to buy the washer/dryer from them since they wouldn't be able to take those with them now. Naturally they did this less than 2 hours after I bought all new appliances.

still negotiating, return your new appliances/cancel order and have them throw in the W&D for free for the hassle of a delayed closing, unless them finding a place was a contingency?

Yeah if the dates are already signed tell them you can move the date back but you'll charge them rent. If you don't want to do that then take Lanx's advice and just cancel your W/D and tell them you want them for free. I gave my buyer my W/D for free since I knew I couldn't take them with me and I didn't want to hassle with Craigslist for $300.

also anyone got any W&D favs? i close in a month w/o a W&D, i plan to just do laundry in a laundromat for a month until labor day rolls around (for the appliance sales). Unfortunately the landromat is a few blocks away from westboro (yea that crazy church).

I did rent to own on a set of HE Maytags, I think one was a Bravos and the other was commercial or something, from Aaron's.

Those things are still running like champs 3 years later, of heavy weekly loads.

It used to be Maytag, but they bought out a cheapie competitor and used their parts, years ago. Now they make them to breakdown. Don't pay up for all the electronic doodads, get a heavy duty basic model.

Is Samsung that bad? We close on our house in 2 weeks and negotiated that all appliances stay, including less than 1 year old Samsung W/D. Free is free I guess, but don't want to worry about a premature major repair/replacement.
