This only works on HUD owned property which is usually crack houses.
True, there are some nice houses that pop up occasionally but they are hotly contested, a LOT of people put in for them. My friend had to wait about 2 years before he finally got a decent house. Still though, easily worth the wait getting your house for half price.

Doesn't sound like's as bad as my aunt. She got into some program like this about 15 years ago, had a house built for her for I dunno 1/3(?) cost, and recently sold it for a handsome profit to buy a nicer bigger home. The kicker? She's a Tea Party member. I've thought about bringing this up, but she's actually a really nice person and has always been great to me, so I just don't have the heart to.

It's a ridiculous assistance program. And willingly taking that assistance when you don't need it is low.

I can't afford a 400k, 1900sq ft, 3 bed 2.5 bath house either. But I'm not going to pretend I fucking deserve one. I'll just live within my means and on my own dime rather than steal taxpayers money.

Let's be honest here. If this taxpayer money wasn't being wasted on this, it would be wasted on something probably worse. At least the guy isn't looking for a totally free handout. Him and his wife both work, both pay taxes, and are actually paying for the home, they're just getting it for cheaper than normal.

No different than someone taking a college scholarship or grant when their parents *could* pay for the tuition regardless. If the government program is there to help you out, use it, because if you don't someone else will.

They can very easily have poor credit when you consider most property investors don't buy single family homes to rent out.It almost never pays off. Usually only people who are in financial duress do that, or people who are so well off that they can afford two mortgages while they wait for the house they just moved out of to sell (and are renting it out in the meantime because the market isn't favorable).

But even a landlord with impeccable credit can be a shithead who doesn't fix anything. The credit check doesn't really garner you anything except a landlord thinking "well this fucker isn't getting the apartment, he's already being a huge pain in the ass and he hasn't even signed a lease yet"
That is just a fucking ridiculous claim.

What do you mean "dont need it"? They fall within the requirements set by the county which means they do need the assistance. The program is made specifically for people like them.

If you want to argue the positives and negatives of rent controls, thats a different story, but that is certainly not what you are engaged in currently and there is no reason to be so butthurt over this.

Can't really compare this to scholarships. Most scholarships are based on merit.

Most low-to-mod income programs are down payment assistance as that's usually the biggest hurdle to home ownership, it's rather unique to see one where there is an artificial purchase price involved. Did he state whether he gamed his income or not to fit the necessary profile? If not then while this program comes off as completely retarded it really doesn't have anything to do with him.

Also these units are usually designated well beforehand as available under a program like this, so then he's suing another poor person over who's offer was valid as well?

Rent control is a rather widely accepted practice in most metropolitan areas and aside from some landlords you're not going to find many people that would argue against it. Artificially reducing a purchase price isn't as there's a whole host of issues that come along with it.

I guess I don't understand why price should fluctuate based on your income, so someone like this gets to pay $138k yet a person like me that doesn't fit this program would pay $400k for the same exact house.

While he is not using the rent control portion, the premises are rent controlled and are covered by all restrictions from the county that has to do with such properties. Here is what i just skimmed through:

Not only are they not allowed to resell this property for more than original cost + adjustment based on CPI, the country retains the right of first refusal for 50 years. Among a ton of other covenants that I am sure are beyond most people here who do not deal with real estate (Disclosure: I work in the title insurance industry and read this shit all day long). Also the county's restrictions take priority over all other lienors and as such, I do not think any institutionalized lendor would be fine with using this property for collateral.

The ownership is very restrictive and the guy above arguing about how unfair this is is fucking retarded.

Basically here is how it works:

If a subdivision is approved and it is of sufficient density, the builder is required to create x amount of Affordable Dwelling Units. These units are offered at essentially cost to the builder to individuals that qualify for the program. Builders have recently begun to make these affordable dwelling units of higher quality, if no one purchases one of these units the builder is able to sell them on the open market and pocket the profit as well as fulfilling the government mandated ADU provisions. The county [taxpayers] isn't taking a hit (I suppose on the yearly real estate taxes due to the lower assessment) the builder is missing out on some profits.

The qualifications for the program have been previously stated, and are indeed capable of being "gamed". I did not game the income requirements, I did however fall just a few hundred below the hard income cap. Took about six months to get into the program, and I provided about 550 pages of documentation to justify entry into the program, as all applicants must. I am a public servant, but that does not have any effect on my entrance into the program. Anyone who is eligible can sign up, even those who do not live or work in the subject county.

If you don't meet the requirements for the program, I truly do feel bad for you, but I am not going to deny myself the opportunity. I am required to resell the house into the program for the 15 year control period. After the 15 year control period I am free to sell the house at open market, and profit over the initial purchase price is split 50% with the county. It's not like you can fall ass backwards into this program, it required lots and lots of effort, granted not $300,000 of effort but effort nonetheless.

As far as what I do and do not need.the program offers parcels for sale on a first come first serve basis, the initial subject parcel is not the best or the worst that I have seen. The reason why contract writing was forcibly stopped by me was because the builder was attempting to sell it to a buddy and not following the rules of the program.

I'll happily answer questions, or provide assistance to anyone who would like to apply. I'm not going to be made to feel like a pariah for capitalizing on the obvious. I have a family to shelter, and long term paying $1,500 a month in rent is not going to allow me to provide what's necessary. We saved 20%, we did the work to get in the program, we're getting the house, and that's that.

I never said anything about it being "unfair". The program itself just pisses me off. Why should a young couple be given assistance for a 1900 square foot, 3 bed, 2.5 bath house? They have no kids, they are young and capable people. This program sounds ridiculous.

I just can't understand this. I really just can't. Take advantage of your neighbors tax money to live beyond your means? We aren't talking about a guy who is incapable of improving his lot in life. And what he linked is not a "modest" home. And the cutoff for this program is completely fucking arbitrary and the amount of aid you receives seems so as well. A few hundred dollars more a month and he actually wouldn't be able to afford a house at all. Does that make sense?

I won't blame someone for wanting a nice place to live, but the house he is getting for 138k has a zestimate of almost 400k. That seems like an extravagant waste of taxpayer money to me. The housing market in general is horse shit. Tell me again why everyone "deserves" to own a home? What's wrong with renting? That American Dream ideal got us into a lot of trouble a few years ago.
