I made some Bahama style shutters for our house out of aluminum some time ago. A little on the heavy side, but they protect pretty well and still let a little light in during storms. They also helped keep the rooms I put them on a little cooler (few degrees difference during the summer). I intend to (eventually) do the rest of the un protected windows, but I have a few changes in mind.

They went from NY to WV, their accent will give them away at "hello"

Funnily enough since I’m not from NY, apparently I have some huge tell on my accent and people can tell I’m from out of state immediately. I should be in the clear since I guess I still have my MD accent. The husband might be screwed though.

Thought 6% was common split between 2 agents? 30k seems like bullshit amount to pay out. Any of the flat rate or mega corps advertising less worth a shot vs just finding an individual local agent that will go less.

It rarely varies for "realtors" and the agents also rarely have control of it as it's broker policy and they could only change their portion which will be about 1.5%

Split 50/50 between buyer and seller
Then split again between broker and agent on each side. There are a few discount brokers out there that could shave 1 or 2% off. Could always try to sell by owner but more often than not people try that then turn around and use an agent and pay the fee. If they can get a bidding war going on your property it then it could be worth the cost..maybe. It's bullshit and eventually the tide will break on the RE agent scam. Homes should cost 1-2% at most to sell

I can't fucking wait. Realtors shouldn't exist, but they're so embedded on both sides of the transaction that it's hard to manage without one. It's changing, but slooooowly.

You can try a FSBO Attorney. They'll handle all the paperwork and legal shit and you handle the rest. FSBO isn't something you want to do by yourself. I might do that on this house. Hot market, houses sold the morning of listing, no inspection..NADA. Cash on the table. In that instance, real estate agent kind of silly. For sure schedule a consultation with one and get the info right from the professional who does it for a living <-.

RE agent a must if cool/cold selling market, also good to have someone else to point fingers at if something goes sideways. You can ask for a 1% off their fee. Some might go a little more.
