Thanks. I have loved making the house and property my own. And I did it with my wife and kids the whole way along. They were involved in every part of it. And those are memories I will never forget.
why don't you start building a gazebo, sounds like you can just marry off your entire clan in your backyard

May I ask what you did for a living that allowed so much free time to develop your property and have balanced family life?

Self employed in the music industry. It allowed me to work mostly from home/studio, and do 2-3 day business trips for scouting and relations. Got out of that business, doing renovations and rebuilds now. Have a staff, mostly direct traffic rather than do the work myself. I spend several years treating my home/property like my primary job, and it's remarkable what you can accomplish when you work 8 hour days on your own home. At the point of buying the place I didn't really need to work anymore, so I focused on things like creating a home and being with my family. Business pretty much took care of itself.

Update, additional data point...

Reference from original post awhile back: Listing price started at 355, dropped to 335. They’re getting it for 315, plus the seller is paying 7500 in closing costs.

Home inspection only found minor issues. Two sections of the privacy fence, beams are fine, but boards are pulling away from the 2x4s. Pretty simple fix. Seller offered to lower the purchase price $1k and have us fix it. Agreed to that.

The appraisal came in at 328, so with a purchase price of 314 they are already ahead. My very stubborn (also old) stepdad is having a hard time understanding how he can "have equity already" when buying a place, but that's what the market is doing around the Walmart HQ area.

Geez, a $1k credit to fix a 16 foot section of fence? Sign me up for that any day.

We did our entire fence, something like 150 feet, for under $2k.

It's 50k under the original listing price, yes. But they dropped it to 335, which is when the offer process started. The seller is on a timeline, as their preferred builder is ready to start building their home on some land they own. I don't recall when I first posted, but the closing date is April 8.

There is definitely some cool down in the area, but buy/rent ratio is still strongly tilted towards buy.

We did our entire fence, something like 150 feet, for under $2k.

I just had fences done. Cheapest I could find from a reputable outfit, regardless of materials, was $60 a linear foot, so about $9k for your job. Quotes ranged up to almost twice that for fancier trims. (This included removing and existing fence.)

Yeah, ordered a bunch of 4x4 posts, 2x4's, and fence pieces from the lumber company and had them delivered. I think it all went up in a day with just my wife and I (well, two if you count curing the concrete for the posts).

yeah got a quote for black iron fence that might be 100 linear feet of 6k install and materials.

Yep, my thoughts exactly. I was more concerned that the guy didn't do a very good inspection, but looking at the report it's reasonably thorough. Biggest ticket item is two 8 ft sections of fence.

My friends found a house for $545k last week. It was on the market for less than a day, they immediately went to look at it since their realtor was the listing agent, and an hour later someone put in a full cash offer.
