However, the following exceptions do give HOAs the power to restrict solar panels if one of the following conditions exist:
  • If the solar energy devices are illegal or violate public health and safety
  • If they are located on common property within the subdivision
  • If they extend higher than the roofline, do not conform to the slope of the roof, or are not parallel to the roofline
  • If they are ground-mounted and extend above the homeowner’s fence
  • If they are installed in a way that voids the warranties
  • If they have an element that is not in a silver, bronze, or black tone
  • If they are installed without prior approval by the HOA
HOAs can also designate where solar panels may be placed on a homeowner’s roof. However, the homeowner can petition for an alternate location if he or she can prove that the alternate location would increase the estimated annual energy production of the solar panels by more than 10% by using a modelling tool provided by the National Renewable Energy Laboratory, such as the PVWatts Calculator.

They can't stop you from putting them on your roof. If they say they can't be on the front part of your house and that's where the sun is, you can petition it. I'd bed if you talk to an installer, they can help you with fighting your HOA. When I got mine in Nevada, the installer basically walked me through the whole process of dealing with my HOA.

What's the basic guideline for maintaining an asphalt driveway? Ive owned my first for about five years and cracks are starting to show.

Seal it? How often?

Let it go to shit and it "becomes" gravel? I know this is a bit stupid, I just have no use for asphalt. And I really want to avoid paying the repaving costs on something I don't get any functionality out of.

Seal it every time it looks like it needs it... you can only let it turn to gravel if...gravel is your underlay foundation for the asphalt - mine is shell - it also wont just one day turn to gravel, or even in the end look like a real gravel driveway- it will just look like shit and look like shit in the process of deterioration.

Mine overall if fairly bad - but its at the tipping point of being able to be restored (by normal means) and just letting it go. The deal I had with pavers fell through so I am going to get working on doing a resurface properly and working on the driveway once the rain stops.

If yours has a lot of "gator" cracks that are all over - like mine - I am looking at doing the entire thing with Gator Patch | Alligatored Asphalt | NAC Supply

then doing a seal, sealant will not really fix cracks, it will seal them and they should not get "worse" but it will not make it smooth - you will still have the cracks. Gator patch is made to fill and flatten cracks and also level "bird baths" aka small depressions that hold water.

Its applied the same way as sealer with a rubber giant squeegee.

Sealer however is very easy and takes like 1/2 hour to do - depending on your driveway size its also not that much money, 15$ for the squeegee and 60-120$ for a few pails of the sealer...there is colored stuff at home depot if you do not want just black.

If you only have a few gator crack areas, or rash spots you can use crack filler and trowel patch to take care of it before sealing.

If you have a hole down to the foundation material you will need to do the real patch, stop it in then do trowel patch to smooth it, then seal it.

Thanks for the response. I've got cracks and some of the top coat is roughed up, but nothing down the foundation. This is my first time, so I'm going to pay someone. If it looks simple enough, I'll give it a try next time.

Don't pay for someone to seal coat it. It is not worth it, I did the same thing "oh I don't want to mess it up" - don't, it is so damn easy and simple.

Watch one or two youtube, go to home Depot or Lowe's - buy the squeegee and a few tubs. Sweep your driveway, or use a leaf blower (highly recommended - if u don't have one.

I paid 280$ or something to have some dudes come and spray seal it, they were driving by and needed to finish their day and stuff so I got a "deal" I got screwed- what you do will be thicker and cheaper. I figured the same as you, I never did it before etc. Etc. Then I did it myself 6mo down the line... I wanted my 180$ back in difference.

You can use a brush also if you want a more kind of textured finish, either or are 15ish $ - some have both.

Started a new project this weekend. Making some “mud lockers?” In a side hallway.

Started with ripping the trim off and installing a solid base with 2x4s

Added a 1/2” plywood base with 1/2” pine dividers.

Added a 3/4” plywood top and trim. Replaced the floor trim. Still needs painted and caulked, will do that some time in the next couple of days.

Next step is adding a similar piece on the ceiling, with trim connecting them both so it’s one big unit. Haven’t decided if I’m going to leave it wide open or put dividers in the center section as well.

This whole thing is going to cost around $200 when fully done. The builders wanted $2700 to add it during construction, which most people in our neighborhood did. Fucking highway robbery.

Nice work. Consider quarter round to trim the top. I had to because I used wood on about a 6' top, a year later i bet the top has shrunk a quarter inch so I'd be using it anyway.

I made my wifes closet, I sometimes stand it in and smile, it was good work... always do your best work - there are things I did shitty and do not smile.. if it was something I learned on and that is why it was not the best, that's different.

You could easily do something like this on that open wall on the left. It’s just a piece of crown and some trim attached to the wall with trim nails, paint, then attach hooks. You don’t have room there for much else.

With that said, it would look good when empty but if people start hanging a lot of coats and hats it all the time it might look crowded. Maybe only use it when company comes over, otherwise it’s for decoration.

Here’s another quick cheap one I did last night. This cost $25 in pre-stained lumber, and $5 for the glue.

Just cut the wood to size, dremel out notches in the back where the tabs hold the mirror, glue them to the mirror. When you glue it, make sure you don’t go all the way to the inner edge, leave like 3/4”. The mirror has depth to it so you will actually see the back of the wood too. If you glue too close to the inner edge you will see your glue. We just stained the back side of the wood darker than the front prestain.

I highly recommend this especially if you’re selling your house. It makes the bathroom look a lot less like an apartments, it’s cheap, and takes like an hour. (Minus glue drying time)

you could have an army of south african "liberators" and they wouldn't be able to get through my front door w/o explosives.

my biggest security concern would be my garage.

Theres a side door access, but it's deadbolted and it's always got a door jamb lock on it. No what worries me is the garage door, it's just thin metal and foam.

of course the entry door is always deadbolted and i also have a jimmyproof medeco on it too, no worries on that.

It's the attic access, i mean you could gain access to the house from the attic entry from the garage. However i've made it a point not to put any tables or anything a thief can stand on to go up there, it's also really tall, like 20ft so only really accessible with a ladder. And yes i do admit i've gotten lazy and used to store my ladder in the basement, but thats so impractical it's in the garage, it is chained up and locked tho. So the only point of failure would be if a thief rams in my garage door (i've taken care of the safety latch access), somehow gets one of two garage openers and brings their own 20ft ladder.

Isn’t your house vinyl siding? I think cutting through vinyl siding, foam insulation and drywall would be easier than trying to cut through a garage door. I mean realistically you could probably do it with a razor knife.

who tries to bust in through walls tho? also i think its wood? i never really checked, guess i'll scrape it off to see if it's plastic or wood

Well if it’s vinyl it’s just thin plastic. You can push on it and it moves, don’t need to scrape. If it’s solid when you push on it it’s wood.

I haven’t really heard of people breaking through walls, but I haven’t heard breaking through garage doors either, at least not cutting/busting through them like you said. Just saying if you’re worried about how thin that is, the vinyl walls would be easier. The main thing people do with garage door is break into the car in the driveway/road and just open it with the garage door opener in the car.

You don't even need to cut the garage door. A thief can just push it off the rails with a car. Better install some bollards, Lanx.
