When that thing goes, 3 things. 1 get the gas pipe off the ground so that the moisture in the concrete and in basements in general don’t rot the pipe. 2 same deal for the tees on the left side that they used as leg supports for those risers, just use a proper hanger and get the steel off the ground. 3 replace the single pump with a bunch of zone valves. Always use multiple pumps and check valves. That way if a pump fails you don’t lose the whole house. A little more in up front cost but it’ll save you a serious headache in the future.
Your #3 is the only thing I’m not following.

When you toggle breaker on you should feel the spring inside load. No resistance = dead breaker. Even a dead short SHOULD let you lock the spring even if it's only for a micro second.


So I was all ready to replace the breaker. It's been dead and no resistance. Or maybe I wasn't quite feeling the resistance, since it could be for a microsecond like you said. I have zero experience with breakers and how they should feel. Anyway, I figured I'd check it out one more time before taking out the breaker and heading to Home Depot. I flipped it and it worked! I guess it was water in the outlet after all? I had unscrewed it and no water came out. It's been like 3 months now, so I dunno, I guess it took that long to evaporate. It's been working the last few days with no problems, though.

We'll see, this our first winter in the house and my first experience with radiant baseboard heaters.

The 8 are:
Upstairs
4 bedrooms (each bathroom is controlled by its adjacent bedroom, except for the master which is for some reason controlled by my daughter's bedroom thermostat)

Main Level:
Office
Dining Room
Family Room
Kitchen/Living Room together

There is also a thermostat in the basement but I'm not sure if it's actually connected to anything. Unfortunately I just realized this a few weeks ago when we had a company come out to service the boiler, they pointed out we have 8 zone boxes but they counted 10 thermostats (the one in the garage is disconnected, which we think may have controlled either heat on the driveway or garage, but the people we bought it from had no idea and they were never told). I'm pissed the inspectors didn't make that connection, but oh well.

My friend who lives in Tempe AZ has been having problems in his complex. Yesterday his apartment was flooding because the apartment complex upstairs was having water pipe problems. This is like the 3rd time it has happened, and previously it was due to the upstairs water heater. Is there any legal recourse for him to get out of his lease (such as hazardous living environment) and move on to a different place ASAP?

Is there any legal recourse for him to get out of his lease (such as hazardous living environment) and move on to a different place ASAP?

Water heaters bust shit happens, the buildings insurance should cover him, also if I were him I him would get renters insurance. It's actually a bargain for the coverage. My friend who was an adjuster always told me nothing was a better deal except maybe marine insurance.

He should be able to find stuff like that in his lease. A lot of them have things about infestations, unsafe conditions, etc that let you get out of the lease or at least get moved to another unit.

Yeah renter's insurance is super cheap. Most insurance is a racket but there's no reason not to have renter's insurance.

Insurance isn't a racket, people are just ignorant and they choose not to understand what they are getting. I sure as shit would never be without auto, home, umbrella, medical, and life insurance.

Renters insurance bought me a nice new bike when my two shitty old ones were stolen from my 2nd floor apartment balcony. A++ do recommend.

12ish years ago (when I was about 25) the town house I was renting got broken into and they made off with a bunch of electronics. Fortunately I had renters insurance through USAA. They reimbursed me for at least several thousand dollars and definitely didn’t low ball me. I did have to provide pictures in lieu of receipts for what was stolen (presumably so I couldn’t claim they took my antique underwater basket weaving collection worth hundreds of thousands of dollars), but I think the assessor discreetly let me know I was well below the threshold of my reimbursement being heavily scrutinized.
