That was a specific rebuttal to his "overall scheme of things" benefit. I'm guessing 99% of people would disagree that exclusive neighborhoods are good in the overall scheme of things. Those type of building restrictions are concentrated jizz right in the eye of the public.
It's always hilarious to me to see cities doing damn near everything they can to limit new house, condo or apartment construction. Because those same cities will then turn around and wonder why housing is so expensive. Shit like rent controls, for example. I mean, that shit is economics 101.

Man. I'd kill for the property prices in the south. Don't really care about the demographic. Wife sold her 3000 sqft home down in Alabama for 250. Was much nicer then what we got up in Boston for 650.

It's pretty dense in the Boston Area. Most houses past the center of my town (where I am) are 2-3 units.

40,000 in 5ish square miles. Somerville is 80,000 in 4.something. Somerville.is roughly the same density as Queens.

You obviously don't know the market in the Boston area.
Land is limited in the towns surrounding the city and the houses are fucking old.

It's rare to find new constriction. (It's also much much more expensive.)
I'm not advocating a tear down. You will find 100+ year old cuts of wood in some of those homes that can't really be done anymore.

I always use my indicators. I think because I'm college educated I don't typically talk like a Bostonian. The accent does come out sometimes though. I used to say wicked a lot though.

I don't think that really matters, what kind of houses have problems because the wood fails? Minus termites. But those old piece of shit houses have major plumbing, foundation, electrical, and drainage/storage/layout problems. I'd much rather pay a little extra to get steel framing if you are that worried about structure strength than live in some victorian fucking money pit.

Steel studs are gaining popularity. Joists etc you're prob looking at a pretty large difference. The reason i don't consider metal studs is familiarity and metal seems harder to manipulate or improvise.

Supposedly its ironically a fire hazard because the fire dept can't tell how involved the fire is since the structure won't be compromised, whereas with a wood structure the thing will actually collapse when compromised giving the fire dept a good idea of whats going on. Or so I read somewhere. You can get it done in steel, it's actually not that much more expensive.
