Right... Nashville is the 35th biggest metro in the US by population...

Thats why its surprising that such a small metro area has such inflated prices in a far-flung suburb for a tiny, kind of crappy looking place.
Nashville is like Portland or Seattle of the Tennessee. Lots of Pacific coast faggots running the price up.

It’s not really far flung. It’s basically the same distance from plano (at the George bush) to lower Greenville.

Plano is also super expensive, despite sucking and being proximate to a worse metro area.

DFW is like 5x the size of Nashville metro.

Plano also has its own completely independent office and industry base. Certainly some people commute to Dallas from Plano but I'd bet the majority work in/around the tollway/121 corridor. It would make sense that Plano is expensive, there's a lot of desirable jobs in the area.

Franklin seems a lot more like a bedroom community, but I could be wrong.

Franklin's got Nissan NA's headquarters and a fuckton of health industry and some tech stuff too IIRC. It's become more of its own thing over the years.

Just in case anyone's actually thinking about that, if you intend to ever drive from Spring Hill towards Franklin/Nashville, just don't move to Spring Hill. That commute's nightmare fuel.
oh hell i think it's 31? our first homes we were recommended to look at springhilll/thompson station and it was like you said fucking hell, the highway becomes a business highway(2lanes) and then it further becomes 1 lane road, wtf? and you have to take that columbia pike 31 cuz i65 is on the otherside of springhill with no onramp so you have to drive further south just to get on it.

just that alone was enough to get us to pay for a fuck me in the ass franklin home

also, another tiny home, this one doesn't even have a garage

I really enjoyed living in the Nashville area, but the traffic was a fucking nightmare. 65 / 40 / 24 all meet together in downtown and can cause 2+ hr delays every day.

Even in the NE Nashville suburbs, every route into Nashville is via only 1 road. So any commute in and out of Nashville from.really any direction is 1 1/2 hr give or take.

Just had a jogger from Louisville call me, asking if my rental property was still available. Said his girlfriend just got a section 8 voucher which is just enough to cover the rent.

Sounded like a real winner but I had to pass.

Got a woman who wants to rent my house, says if there is a problem with her credit, her parents will cosign or just rent it for her.

1. Seems like a good option assuming her parents pass the bg, credit check and income reqs - but am I overlooking anything?
2. Can/Should I increase income requirements for them assuming they will be paying to rent this house and possibly still paying mortgage on their own house?
3. Seems like the better option is to have the parents be the actual renters so they can be legally responsible for everything that happens, as opposed to being a cosigner - am I wrong here?
4. Overall is this a shit idea? Or is this pretty common? I mean nobody ever paid for me but I assume parents do this frequently for their college kids, or their deadbeat kids.

Something else you might want to factor in to the equation is asking for more cash up front. When I moved to NY, my wife and daughter stayed to finish out the school year. I found an apartment I liked but the owner was concerned about me paying my mortgage in FL and also paying rent (even though my credit score was over 800) on her place. I offered her the first three months up front in cash plus a month's security and we signed the papers.

Thats not a bad idea in this case.

Tell the parent you are ok with them cosigning and because of the "circumstances" you are asking a few extra months of upfront earnest money.

That sounds like a great compromise.

Your big issue is that she doesn't own the house (as with all renters) but she is also young and has her parents backing her mistakes. I would put aside more money for damages etc. just because she is going to have her idiot friends over and they won't give a shit about your carpet, walls, fixtures, etc. I know this is most renters but party-age young ones are just the absolute worst about it.

Haha, sorry for assuming; when I hear that the parents have to co-sign for rent I just assume the person is 18-25. I find it mind blowing that someone in their 30s would need their parents help for rent, but I guess that is a sign of the times.

I had a woman message me over the weekend, she's looking for a house for her daughter and daughter's family. Daughter and her husband are both starting new jobs (fast food and lawn care) and have 4 kids. Theyre moving from across the state. I'm almost certain they're on public aid, I mean its the only way they could be surviving without her parents basically paying their way. The daughter has been a stay at home mom for 10 years. Lots of struggling people out there.
