So my offer was accepted at list, and the seller wouldn't negotiate on closing costs. Home inspection came back, and while there are like 20 items they are all minor but are plumbing and lighting related, one window sash the thermal seal broke with fogging between the panes, and a shutter that just needs a couple screws. Requested they have all items fixed, point by point, ended up being a 3 page PICRA. Seller came back with most items crossed out and a note to the effect "will not hire a contractor or trade but will have someone look at it" sounded like they were going to ask a friend's husbands cousin or some shit. Countered with some estimates and that i would waive all repairs if they cover closing costs. Seller agreed! I'll be able to get all this shit fixed for two cases of beer and just saved 9 grand.

I was more thinking that a massive concrete slab would cause the house to suddenly massively exceed whatever the expected weight of the site originally was and the house would sink into the ground.

I saw them fixing shit like this before on this old house? Or some other show? What they did was raise the entire house on massive horizontal beams then supported by vertical beams, and the entire support structure, which was not bowing but falling apart, was rebuilt. Im sure its not cheap though, lol.

Im not sure, man, its been a while. I mean Ive seen houses being moved before. Historical ones around here get put into a sort of "House Museum" right by my house. Some school house from 1800s was literlally driven down the road into this museum. Not small either, the thing was huge with a small bell tower up top. They even had to take some power lines down and shit. It was a big deal, closed roads and shit.

People commented on that route. It'd be significantly more than $25. More like $100-150k. And for a $200k house, yeah...

Couple people who said they're in that line of work said that house is a total loss and should just be demolished. Just not worth trying to salvage it.

Yeah im not sure how this could be salvaged on the relative cheap. The one I saw was a historical house in a primo area so worth saving. If this is just some random house somewhere, then yeah, obv not worth it.

People’s anecdotes from Reddit are all over the place. Any tricks to estimating it? What are the most significant factors that influence homeowners insurance cost in Florida?

It's so volatile right now all you can do is get quotes. Don't have trampolines or be near water.

IDK it's something most insurance companies care about due to liability/medical. Too many kids cracking their skulls I reckon. At least with pools they just drown so all you have is a funeral expense at most.

The first HOA I took over 5-6 years ago, I was completely unprepared for the amount of complaints that came in over the following weeks. But fast forward to today, now managing multiple HOA's - It's purely a problem of who is running the HOA and not the HOA itself. In that particular situation, the little squad of Karens (Thats usually who they are, with some cuck dudes in tow) were probably hard balling him about it and giving him an ultimatum. But under the bylaws, its not going to specifically state that you cannot run a diesel heating wire across the sidewalk. Just that you cannot create a hazard that endangers your neighbors or reflects poorly on the neighborhood. Could be thrown out in court relatively quickly if it got to the point where a lawyer was cheaper than the fee's.

A reasonable property manager would have understood that his truck likely has something to do with his livelihood, it wont fit in his garage and there are multiple other vehicles that are street parked in the neighborhood. So simply instructing him that 1. The cable cannot be black, like that one. It has to be a Hazard color (Orange, Red, Yellow). 2. The cable must be under a Cable Protector ramp when going across the sidewalk that is Hazard color. 3. Lastly - if he has to use the cable for the entire season, then he needs to install a raised exterior socket in the Street Verge within a certain time frame. Lockable or not, that particular bit is no concern of the HOA.

The fact is though, I can already tell he's a "good ol' boy" that likely grew up in the country where he could ride 4 Wheelers till the sun came up and raise hell on any other night. So no matter what, he's going to be a bitch to deal with in an HOA setting.

Has anyone ever built a house? Curious on how you estimated cost per square foot. Doing research for Florida and it seems kind of all over the place. Prefer high quality building material but it’s not like I’m importing tile from Spain or something.. Curious what a custom home that’s 4/4 in the 3-3.5k square foot range may cost.
