I like mid century modern so much tho 😭
Just put a modest pitch on it, towards the back of the property if you don't want to see it. Wright only did flat roofs for cost reasons. Tons of MCM architecture has slopes.

I’m trying to find a good way to get home design inspiration. Pinterest isn’t working out too good for me. Have any recommendations?

I actually have a browser extension that excludes pinterest from all search results. Fuck that site. I tend to just browse GIS summaries.

I am about to hound my HOA for not being assholes and letting shit behavior slide.

There's plenty of reasons to hate on HOAs. However, I have a fucking Indian neighbor who has family "visiting" from Arkansas for months on end now. With 4 Arkansas plated cars on the street so you have to weave in and out of cars to park and leave your own house. Which I hate. Faggy Indians with custom plates like they all get is also lol. Similarly, some faggots use the pool parking lot and amenity center parking lot to store their extra vehicles. Which I also hate.

I do, too. You should look at the works of Alden B. Dow. He was based out of Midland, Michigan, and he was just as talented as Frank Lloyd Wright. There is a particularly delightful example of his mid century modern design in midland that includes not just the house, but the landscaping. There is a multi-acre pond that comes right up to the edge of a sunken living room window. Look up the Dow House in Midland, it's fantastic.

But yeah, though I love it too, I'll never have a house (or even outbuilding) with a flat roof. I've done that before. It sucks the balls of donkeys.

Awesome thanks for the rec. Lmk if you have any other architects/designers. I’m open to other architectural styles too, prob not Spanish or Mediterranean as it’s so overdone in Florida.

You should just do a local (within 100 miles) for any design-build firms. They're the ones to go with. Hiring an architect will make you shit money into a project you could have finished with a design-build firm.

Man, this thread died pretty hard. My parents are buying a place. It was on the market 29 days. Listing price started at 355, dropped to 335. They’re getting it for 315, plus the seller is paying 7500 in closing costs. Unsure of the rate, but it’s a VA loan.

No one wants to pay 7% interest, and I don't blame them. Great time to buy cash though, assuming that's what your parents did?

Nah... I wish. They didn't listen when they sold their place back in 2020 and rented. Step dad trying to time the market. Stuck in a rental that was consistently increasing the rent. They're on fixed income at this point. Mortgage payment will be right around what they are currently paying in rent I believe, +/- $200. They'll take an appreciation hit over the next few years, but it should smooth out.

With the Walmart HQ construction full steam ahead, they are still building like crazy around here. The new HQ campus is really impressive. When it's finished it'll be something.
