lol yeah, i am lucky as i dont have any lead paint or popcorn as it was 77 i think - but still has the better aspects of building - plank wood roof vs plywood, cinder block etc. - bad aspects its just block, ferring strip then drywall for external walls lol no insulation.
Oh shit, one more thing I just thought of. They still used aluminum romex in 12 & 14 sizes during that time. I guess if the place hasn't burned down by now it will not......

LOL

I think my clothes dryer is about to shit the bed soon. Any recommendations that don't cost a small fortune?
what are you using now? and if you replace 1 you usually replace the washer b/c the bitches love it when they are a matching pair

While its still functioning - visit Lowe’s and HD and haunt the clearance section - there also is most likely some home improvement wearhouse that sells appliances - the one near me is always Samsung.

And its Black Friday lol

My dryer was a LG on stupid clearance it was 375 from 900. It was a model they quickly axed and replaced w/ the same thing but a modified exhaust sensor- the one i got is SUPER sensitive and thinks the exhaust is clogged all the time… i figured the reviews were exaggerating , nope, 2nd load- error, cleaned vent- 2 more error- replaced the vent duct with brand new rigid duct- been perfect since.

And yes…we got the LG to match our washer - and now we are all LG, even the OLED ohhhh so nice

I would try to find an appliance wholesaler nearby and go in and ask them for recommendations on a sturdy model that has little to no goddamn electronics. Knobs and buttons instead of lights and touchscreens.

That's actually a great idea. The one we have is still limping along but I have a feeling it could go out at any time.

I'm not sure why most people shit on LG. I know its all anecdotal but I've had mostly good luck with LG stuff. Our current washer is an LG and has had zero problems to date.

I have a Maytag Atlantis oversized / extra large washer / dryer. Not really sure how old they are, they were in the house we bought in 2010. I even moved them from SC to NV. Put a bearing in the washer when we moved here (NV) in 2014 that I'm sure was because of the move but other than that have had zero issues with either. Not sure where they were bought either but I can tell you that if one / both died tomorrow I'd try to find the updated model.

Like broken need now replacement cars and stuff, when you have to get a new one- you are kinda at mercy of what is avail and on sale- so if its still going- you have time to shop around wait for sales and watch for clearance rows to flow etc.

I know there was talk about about the fridge - but, the washer and dryer being direct drive units has, from what i have seen been a great thing from LG

Also their ones that connect to WiFi… the wife loves all the notifications.

A good number of rentals come with Washer and Dryer - of course the old shit lasts longer. But there is a repair place here in Virginia called Hailey's and they fix most of the stuff. I've had to let him in a few houses and .. I was really annoyed a couple times that he was literally able to fix the appliance within 10 minutes. Like he popped off the shell of the unit where it was down to the drum on the Dryer. Replaced the belt, slapped it on its ass and charged me $125. Or another time, he took the head unit shell off, unscrewed this little fucking microchip board, swapped it out and charged me.. again, $125. Looking up these parts.. The belt is literally like 5 bucks and the chip was something like 20.

I bring this up only because, if you can diagnose the problem yourself.. you might be able to find the part you need and do it yourself for a fraction of the cost.

The Samsung stuff I have in my current house has been good "so far" but all that stuff is only 2-3 years old from where I remodeled the entire kitchen. The appliances my parents have are incredibly expensive in comparison to the Home Depot / Lowes brands, and have been great since.. shit, I want to say 2014? But at the price they paid for them, (10-15k), they better fucking last.

The bearing I described, we just moved here. Me & the wife were not working yet. Washer worked, but it sounded like a wreck. Took the shell off via a Youtube video but it was a wall of sound. Could not isolate wtf. Went to AutoZone and got a stethoscope for valves. Poke around and found the offending part in less than 5 minutes. Another youtube video to see how to replace and we made a trip to Vegas to pick up a $25 part. Biden wasn't in charge yet so gas wasn't $4 so call it $30 with the drive. That was more could not afford a repairman than a 'can do' spirit but it was piss easy.

I have an LG washer and dryer. They are 11 years old. I've had to replace the water inlet valve that cost me $70 from Amazon and a small plastic gear that engaged the direct drive drum. That part was $18.

Our washer kept going unbalanced and would take hours to get through a cycle before finally just never spinning. I was prepared to buy a new washer until I randomly ran across this YouTube videos about how to fix it.

I at least attempt to fix something before calling a repairman or buying new. Repairclinic.com is great for that.

Talking of old appliances. I moved 30 years ago and gave my washer and dryer to my niece who was just moving out. She used it forever and then gave it to my parents when they moved to a new house that was much closer so less crap to move and a short distance to move it. Mom said the washing machine is still going well and the dryer just started acting up, and for all I know it only needs a new belt. Things are 35+ years old. From what I read I think new ones last a few years, maybe 5 on the outside.

I tried to fix something myself on my old dryer, some circuit on the board was blown. In the midst of research and looking for a new board I found someone on ebay selling a repair for it. Ship the old board, pay $30, had it back good as new in a week. if I knew how to solder I could have fixed it myself but it was nice to avoid your exact scenario for once which has happened too often to me.

it's useful to know basic soldering, my garage opener was acting like it was possessed and didn't feel like working in the morning, from weird assumptions of sunlight hitting the lasers at the perfect angle to overheating, it was that a capacitor had blown on my circuit board and i just had to resolder on a new one, a few dollars for the cap

Cad Cad You mentioned a Berkey water filter.

Why use one of these over a whole house system?
Its not necessary to filter bath or shower water, just drinking water. You'll put a ton more stress through your filters trying to filter so much rather than the couple gallons per day of drinking water. Filters for good systems aren't exactly stupid cheap.

several people i know have said whole house filter systems help a lot from laundry to cleaning the shower less. guess it depends on your water. one of my friend had a the single main line filter and his water was good. moved to the other side of town and the same thing wasn't working. in the end he upgraded to a system i think costed around $3k.
