Everyone may have different results depending on region and personal circumastances, but I have a hard time believing interest rates are effecting home sales as drastically as thought.

While my personal situation is one of the ones effected, many are not. Just this week we got offered 400k cash on the house we rent....

Literally a dude walked to our house and made a cash offer. We have seen this guy around the neighborhood frequently and told him we rented it, we were not the owners. Turns out he was a wealth of info.

This dude doesnt give 2 fucks about interest rates. Pays cash and moves on. After doing a bit more research, this seems to be a hell of a lot more common that one would have thought and with mass exodus out of Cali / NY etc, these peeps are buying 5 homes for the cost of theirs 1 back home and still have cash left over.

He was tired of NY, covid effected his business, so his family moved. He sold his home for $1.9m ( his house was only 1200 sq feet. ) Moved to Indiana and saw homes for 300k that would be $3m + where he is from...so basically he bought 4 homes already for cash and looking to buy more for rentals. Within 2 months this 1 guy relocating from NY has purchased 25% of the homes on our street, for less than his 1 home in NY.

For sure rates are impacting the higher priced areas, likely not nearly as much in the lower priced areas for all the reasons cited above. A lot of people can plop down $400k cash for a new house as you say. Not a lot of people can afford to plop down $2 million in cash - they need to borrow, the higher rates are impacting those buyers and pushing prices down in those areas.

She slept on it, rationalized since of the parts hitting harder than they should. There's stuff to do instead of move in and done but mostly not huge given age of house and still passes for ritzy in the area.


So currently priced as planned, just since money and work, and come 6 months to a year decide to sell and buy local that we can inspect or by then be settled and happy here.

isn't this your second home? are you sure it's not just a matter of comparing it to your current home? or are we talking structural/water damage and shit?

wasn't there also an appraiser for the loan? did the appraisal form give any hints?
Given small town i half feell like lender told them the answer it needed to come in on. The regular inspection got a number of things, but certainly missed what i felt was glaring. Nothing really insurmountable i think or even truly that costly other than the garage that was converted to a room, is great and big with a mini split, but it drops away towards the outer wall. Feel like they ran out of leveler and instead of matching wood went tile just to follow the flow but you see it heavily in the floor boards.

did the appraisal even come anywhere close to the purchase price? cuz my appraisal was like 100k less than my purchase price

but then my realtor did say he was working off old figures and not adjusting for the boom

Literally within 1k, and price pretty high to the comparables.

Well a couple hours into our listing, 10 showings scheduled so far. FIrst couple through this morning said they will be writing an offer. We are just over 300 views after a few hours on zillow, hoping to hit 1000 views today. So not sure what to think yet, I'd say good activity but a little slower than what I was hoping for. Wanted around 30 showings for the weekend to give us the best chance at some healthy offers.

And rather than bump different threads. On new house I just got a call today from Comcast after months of hounding them saying they want $5k to run me service and that it will take them months to put in...

After having been a Comcast customer for 15 year in Atlanta, I might pay $5k to not be serviced by Comcast.

What I bought is a money pit! Please make the inflation stop :( Getting close now, hoping to be moved in next couple weeks. My barn foundation is next week, maybe I'll do a final total in big red font and post it in the loss porn thread. Unlike those losses I do have a great property at the end, but I'd be itching to throw an additional mill at QQQ soon if it wasn't for all this.

If that gutter drain pipe is not just temporary, I would find a better way to do that. If that dirt settles any your downspout is going to be ripped off/broken in one of the joints, or worse. Many years ago when I was building houses we would remove that angle on the downspout and have a slip on corrugated cover that wasn't screwed on over the downspout.

Just temporary :). Just not ready to trench it over to storm pit yet

Glad I'm not the only one who thought this...

Mrs. Haus Mrs. Haus and I are approaching a similar project. Find some land far enough out from town, build a home on it. I don't want to sell our current house to finance that though. Want to keep it as a rental for now. Didn't see if this had been covered in your adventure yet but are you doing anything for solid internet access? I know a couple people with starlink and their overall experience has been mixed.

Right now my dream find some be somewhere north of Waco and east of Abilene in Texas, 15-45 acres, wooded doesn't bother me, with maybe a salvageable single wide on it to touch up and live in while planning/building the real house.

After casually stopping by some open houses on the way home, I think it would be a good idea to see what I could get for a couple hundred grand in renovations instead of ever buying another home. Holy fuck.

Be prepared for sticker shock there too the reason I moved moved in December was because we started getting quotes on putting a second floor on our little 1965 ranch and they were coming back in the 5-600k range probably talking a 1700ft addition but just bedrooms and a bathroom without any major remodels to the existing floors. It’s all fucking crazy town right now.
