I was originally planning on going with brushed or satin nickel for all the new door hardware. However now I'm not so sure. I'm considering antique or oil rubbed bronze, possibly matte black. All of our exterior stuff is bronze already, so we have some of that carried inside anyway. Plus it would still be dark/high contrast.
Matte black gets scratched up if anyone wears rings.

The question becomes how handy you are and what you consider your comfortable DIY level. Cabinets can be a DIY project with a few of the right tools, and at least one able bodied helper. WHen we redid our kitchen I got ours from Cabinets To Go (don't know if they're up in the greater Chicagoland area though). They ship cabinets unassembled, so you need a lightweight nail gun (you can use a Ryobi), and screwdriver to assemble them. Life Proof LVP is generally like 2.50, and you want to keep labor at around 2. So 4.50 a sq/ft sounds about right. The variance being how much that dickhead is going to charge you to buy and install all the trim work thats going to follow it. Last on my list is trying to find a quality local furniture builder who can make me a decent loft bed that can safely hold my lard ass and adjustable bed. My condo has nice and tall ceilings, so putting in a loft will let me move my work desk under it and free up a lot of space.

I have no idea how much they cost, as Ive never bought them. But in the bedroom, I just did mirror tint on the glass and it blocks out the sun almost completely. Was weird going to sleep afterwards. I dont use regular clocks, so I would wake up and think its still the middle of the night, when in reality its 7am.

Those places are for people to rent, more so than own. At least, "imo" they are. You're right on the money with 20% down, roughly at the current interest rates for 3k as a buyer. But as a landlord, I better be making more than just 0.5%/month.I stayed in an Airbnb that was a new construction house in a development in Belgrade, MT a couple of years ago that I couldn't believe. Super nice inside but the front door was maybe 12 feet from the street with a little 3 foot wide strip of lawn in the middle. The back was the garage that opened right onto the street with a driveway barely long enough to park a car in. On one side you had a little patio that was just wide enough for a picnic table before you ran into the 2 story monolith of your neighbor's house. There's not even enough room that you could play a game of racquetball against their wall. The other side was your neighbor's patio. These things were listed at $600k. I can't imagine paying $3000 a month to like that.
