I think I love Level 5 drywall knives.

They are so crisp. You wouldn't think stainless joint knives would be so different, but it's really noticeable. Everything I try from them is so good compared to generic crap.

Asked home depot for a rough estimate on cabinet installation, 20-30k. Lol, they told me my city (jewburb right outiside chicago) has a lot of requirements and theyll probably make me bring the electricity up to code. Told me Chicago is actually less restrictive.

I was originally planning on going with brushed or satin nickel for all the new door hardware. However now I'm not so sure. I'm considering antique or oil rubbed bronze, possibly matte black. All of our exterior stuff is bronze already, so we have some of that carried inside anyway. Plus it would still be dark/high contrast.

The question becomes how handy you are and what you consider your comfortable DIY level. Cabinets can be a DIY project with a few of the right tools, and at least one able bodied helper. WHen we redid our kitchen I got ours from Cabinets To Go (don't know if they're up in the greater Chicagoland area though). They ship cabinets unassembled, so you need a lightweight nail gun (you can use a Ryobi), and screwdriver to assemble them. Then you need some proper leveling gear, and a lifter to hold the upper cabinets in place while you screw them to the studs.

After my disastrous attempt to let Home Depot put in 100% blackout blinds 2 years ago, I am going with a professional company this time around. Amusingly the price is almost exactly the same.

Going to get started on my hardwood or vinyl flooring as well. Put in a request for a consultation with a company that my condo association recommends. 450-500 sqft. Going to aim for keeping that under $2500.

Last on my list is trying to find a quality local furniture builder who can make me a decent loft bed that can safely hold my lard ass and adjustable bed. My condo has nice and tall ceilings, so putting in a loft will let me move my work desk under it and free up a lot of space.

Life Proof LVP is generally like 2.50, and you want to keep labor at around 2. So 4.50 a sq/ft sounds about right. The variance being how much that dickhead is going to charge you to buy and install all the trim work thats going to follow it. But 2500 is right where I would be aiming, too.

(I dont know the brand, just using Andersen as an example).

I have no idea how much they cost, as Ive never bought them. But in the bedroom, I just did mirror tint on the glass and it blocks out the sun almost completely. Was weird going to sleep afterwards. I dont use regular clocks, so I would wake up and think its still the middle of the night, when in reality its 7am.

My window is 5' by 9', and I want 100% blackout. I did a lot of 'life hax' in homes past, but I plan to be here for a while, and want it done professionally and properly. Home Depot disaster in 2023 was something like $1250. The professional window company is charging $1300.

I found a company that has a shitty website that hasn't been updated since 2016 that makes high quality loft beds in Denver for a whole lot less than the other places I have been looking at. Going to send them an email today to verify if they are still in business, and if the prices listed are accurate. They do installs for customers in Denver.

Well I 'wtf' ed it but I am paying a company $715 to come this Thursday and spray week killer on my 1.5 acres of rocks. Comes with a warranty against growth through the end of the year. FUCK doing yard work.

Also, I 100% own this property outright and motherfuck living in that squeezed together shithole that's Vegas. For the life of me I cannot understand how fire codes allow them to build houses that close together.
$400-500,000 to own a house on an 1/8th of an acre property with the house next door so close you cannot drive a car between them and a back yard that would struggle with a decent sized pool. Oh yeah sign me right up.......NOT

I stayed in an Airbnb that was a new construction house in a development in Belgrade, MT a couple of years ago that I couldn't believe. Super nice inside but the front door was maybe 12 feet from the street with a little 3 foot wide strip of lawn in the middle. The back was the garage that opened right onto the street with a driveway barely long enough to park a car in. On one side you had a little patio that was just wide enough for a picnic table before you ran into the 2 story monolith of your neighbor's house. There's not even enough room that you could play a game of racquetball against their wall. The other side was your neighbor's patio. These things were listed at $600k. I can't imagine paying $3000 a month to like that.

Those places are for people to rent, more so than own. At least, "imo" they are. You're right on the money with 20% down, roughly at the current interest rates for 3k as a buyer. But as a landlord, I better be making more than just 0.5%/month.

They also warned not to park on the street for more than a few minutes while you got the front door open because the neighbors would call a tow truck immediately. Maybe I'm spoiled after 15 years of living in the country but I just felt claustrophobic in that place.
