A decent one can make bank. Neighbor had one, said he made $200+k on it a year. It was a big one, and the only one in the area. It was full service and staffed. I drove by it almost every day, and it was always packed, so I don't doubt his claim.

Judging by the condition of most of them, I'd guess the income isn't all that great. There were 6+ near where I used to live, and something on them was always broken, and often the entire place was out of order. I drove to all of them once, and went home with a dirty car.

People are sold on the idea that they are great passive income, but find they aren't that passive, and maintenance and lot costs are huge.
Yea it seems like any other franchise/boxed business concept where if you have a location advantage it can work but basically the people who do really well 1) it isn't passive they run a business, 2) they scale to own many locations, 3) they had choice real estate available and a good business case for it not just "wonder if a mineke makes money"

I dunno man, I fucking love Quick Quack. It is one of those conveyor belt automated ones, not touchless if that bothers you. I haven't paid attention to what the latest monthly cost is, slightly over $20 last I saw, but you can go as many times as you want. Sure, most people won't use it more than once a month and not get their value out of it, but if it is close and on the way home from work or something, it's fucking great. I see a bird shit on the car when I leave work, I just swing by and run through, usually less than 5 extra minutes to my drive. Totally worth the money to me.

There's a similar thing my wife has a sub to, hits it up about once a week on the way home from work. Totally worth it.

1 of the locations for sure was this really shitty no mans land no one would develop so sat undeveloped for 10+ years compared to the surrounding buildings. This one is particularly jimmy rustling as it impacts my commute in the morning due to retarded assholes just having to get a car wash at 730 in the morning. The location is so shit the people making left hand turns into it backup up the traffic as making a left into the car wash heavily interferes with making a left at the intersection.

Spent all weekend having to harass IT and apologize to clients because some of our shit was intermittently failing and it would take several hours to fix. They had to keep sending someone on site to reboot a server because doing it remotely didn't work. Took them until Monday to figure out a that a HDD was failing.

Assuming there is a mortgage involved , but regardless shop them fuckers out! I do it every year. Last mortgage I had I called the mortgage holding bank and got a policy through them that was cheaper than the one we had. Lots of insurance companies think they can pull that shit since peeps don't know they can shop it out.

Now you may have 2 policies in place, but the one you just overpaid for can be cancelled after you have the new one in place for a refund.

Only issue is for me I think the mortgage servicer that is so large can't talk to anyone live hardly, Fucking me on wanting mega escrow because of paying the 2nd ins company acouple months after i switched from 1st they paid yearly escrow to. 1st refunds me, end of year i go to pay them back the 3k premium as i expected and they thought my shortfall is 4.5k...

So paid 4.5 and my monthly went down a smudge for the monthly insurance savings, I'm just assuming i should end up with a big surplus. If they based it off 2 premiums.

Complicated some i guess this is year 3, and the last year jumped big due to taxes going from 200k to 400k valuation

Generally also have to have a up to date 10 point inspection or whatever.

But yeah, sad that house insurance is like car now.. swap it out every renewal it seems

Yeah, mortgaged. I shop it out every year. The insurance company said "due to the cost of labor increasing, the total cost to rebuild your home went up significantly," but a them forcing a 100k increase in dwelling coverage sounds like complete BS to me, especially when I've already got an extended replacement cost rider on the policy. I've got an agent sending out feelers right now.

just after sunrise, a deranged woodpecker attacks some part of the house that isn't wood. by the sound, seems like it has to be a gutter support. it happened several times last year too. they just hit it for like 2 bursts then fly off.
last year, there were at least 3 of them, 2 small and 1 big, hanging around all summer, but they never came near the house when i was outside. they would land in the big maple that has taken over the front yard and nearly touches the porch, but wouldn't peck it.
